The building

The building consists of 9827 m² of conditioned space and a mixture of office, training space, canteen and workshop. In addition to built-in push buttons, the room control concept was implemented via a smartphone app. Each unit can therefore be controlled by authorized personnel. The high-quality building shell, coupled with intelligent system automation, saves 45% primary energy compared to a standard building. As a result, the KfW 55 standard could be achieved.

Objectives

The goal was to construct a modern and sustainable building that would demonstrably meet the highest energy standards in the future.

Accomplishments

Thanks to the fully integrated building automation system, all technical disciplines are mapped and provide a wide range of building data that can be visualized, stored and further processed.

A modern operating concept was used in the planning and construction of the property. The building is equipped with a comprehensive sensor network that records and processes a wide range of measurements. In addition to presence, CO2, lighting conditions and humidity, the air and surface temperature are also recorded. The multitude of available values enables a comfortable control of the rooms.

This regulation is performed by a system that controls the heating and cooling supply, the ventilation, the lighting and the sun protection centrally. If the system does not meet the individual needs of the users, they can conveniently adjust the rooms via app.

To do this, a Bluetooth network is used, by means of which the mobile devices can connect to the rooms. In the area of plant automation, weather forecasting is used. By integrating future weather conditions into the current control behavior, storage facilities can be used more efficiently, target conditions can be adjusted in advance, and operating costs can be reduced.
