The building

Planned in solid construction, the building is designed purely as an administrative or office building, with meeting and training rooms for customers, technical areas, workstations and the cafeteria on the first floor. The first and second floors include additional offices and associated smaller meeting rooms. The project has an ice storage tank as a seasonal heat or cold storage facility that supplies the heat pump. Heat and cold are transferred via a "climate level floor".

Objectives

Integration of an ice energy storage system with permanent monitoring to achieve a primary energy demand below 120 kWh/(m²a) for all applications.

Accomplishments

Thanks to the fully integrated building automation system, all technical disciplines are mapped and provide a wide range of building data that can be visualized, stored and further processed.

All system functions, set values and actual values can be operated and adjusted via the respective operating device at the information focal points or via the building control system. The building management system is used to set the functions of all set values, actual values and switching values, as well as the time programs as an annual program from the building management computer web server, with implementation based on the "MSR - GLT Building Management System Phase PRO" questionnaire. Consumption measurements, benchmarking, histories, trends and multitrends are stored long-term on the web server and can be displayed via the web operation in the retrieval of year, month, day, hour.

Error messages are available in the automation station system for each focus as individual and also as collective error messages in visual and acoustic versions in at least 2 priorities. The communication to interfaces of other trades, such as ventilation and cooling, is carried out with bus connection according to the BACnet standard, if necessary using gateways. The necessary coordination of the trades takes place on the basis of the interface description and is part of the building automation.
